I moved out to Sugarhouse a couple of weeks ago into a house with my brother and a friend. The landlord didn't know when i moved in that i would be brining my 29gal saltwater tank. Just the other day he found out about it and is now arguing that the contract says "no pets" and that it needs to go. Both me and my brother think that a fish tank is more a piece of furniture than a pet. I just thought that i'd throw this out to the rest of the board to see what everyone else's opinion is. I've lived in various apartments while going to school and the landlords never had a problem. I think he is just upset with us and is trying to use it as an arguing point. basically, i go where my tank goes. lol

Having been on both ends of the stick I understand your position but also your landlords.  He sees the potential (and a very real one) for significant water damage with your 30 gallon tank.  Water damage minimally can be 1k for new carpet in an apartment, and up to 5k if hardwood floors have to be replaced as well as cielings in the apartment below and such.

I've worked out  the fishtank thing with tenants by having them explicitly sign a addendum that legally binds them to paying for any and all physical damage and labour that occurs from a fishtank leak.

While this may just be a arguing point, us landlords can get pissed off too, offer something like that contract addendum up (if you're willing to take on the risk yourself, which is the reasonable thing to do if you like your place) and see what he has to say...  hope that helps.

I think that should be clarified with the landlord before moving into an apartment.

Technically I think they are pets (although most land lords don't really care if you have a fish tank).
